A Hudson Valley Revival: Authentic historic patina meets modern performance and light.
Born from the necessity of a post-flood restoration, this renovation reimagined a 100-year-old lake house as a high-performance retreat that honors its historic bones. The goal was to preserve the "upstate" charm—specifically the original exposed ceiling beams—while surgically upgrading the thermal envelope breathable insulation and modern air conditioning and heating systems to ensure longevity.
The transformation begins with a new architectural extension at the entry, defined by a monumental offset pivot door that invites the landscape inward. This leads into a redesigned mudroom that initiates a clever "S-shaped" plan: a continuous ribbon of custom millwork that flows from the entry storage, wraps around a built-in wine bar, and culminates in the kitchen cabinetry.
Previously dark and enclosed, the kitchen was opened to the outdoors through strategic new apertures, including six-foot wide awning windows and a "hero" five-panel bifold door that dissolves the wall between the interior and the wrap-around porch that looks out onto the lake. Finished in a bespoke custom hue, the kitchen balances modern functionality with deeply textured materials. We prioritized authenticity over reproduction, sourcing antique lighting fixtures from Obsolete, commissioning a custom entryway knot pendant by Lindsey Adelman, and utilizing handmade finishes throughout—Zellige clays, natural slates, and hand-cast terracotta from Clé tile. The result is a home that feels immediately homey and settled, yet operates with the seamless openness and conveniences of modern living.
