A Historic Canvas: Industrial patina meets playful curation on the Greenpoint waterfront.

Located in a converted factory on the Greenpoint waterfront, this loft renovation balances industrial grit with curated luxury. The existing shell offered a rich palette of exposed timber beams, columns, and massive brick walls, but the challenge was introducing new layers that felt native to the history. We partnered with The Hudson Company to source reclaimed flooring from demolished New York warehouses, ensuring the new substrate carried the same authentic patina as the century-old structure.

Designed for a photographer, the main living area functions as both a home and a gallery. We strategically positioned expansive white walls opposite the factory windows to catch the light, creating a pristine backdrop for framing her large-format work. The open entertaining zone features minimal millwork and marble sourced locally from ABC Stone, illuminated by fixtures from Allied Maker.

The primary suite offers a bold departure from the loft’s neutral industrial tones. We expanded the footprint to create a luxurious ensuite wet room, featuring a freestanding tub and shower enveloped in "unabashedly pink" terrazzo from Concrete Collaborative. Expertly fabricated by Gramercy Builders, the project is a dialogue between the rough history of the waterfront and the polished, personal expression of its owner.
