Structure, Steel, and Light: A loft-inspired transformation of a Greenpoint masonry home.
This Greenpoint townhouse underwent a complete metamorphosis from a segmented two-family dwelling into a unified, single-family residence. Embracing a 'loft-like' ethos, we gutted the interior to expose the original brick and installed a massive 50-foot exposed LVL header, allowing for a seamless, column-free flow from front to back.
The open plan is organized around a central functional core—housing the powder room, pantry, and mechanicals—which allows the living spaces to circulate freely around it. The vertical organizing principle is a custom staircase crafted from perforated black powder-coated metal and white ash treads. This sculptural element maintains transparency and light flow while introducing an industrial elegance that connects the 'fun' family lounge in the cellar to the private quarters above. At the rear, enlarged steel shadow-box windows stretch to the floor, flooding the interiors with light and framing the garden views.
